Substantial country hotel set in 1 acre and offering 12 letting rooms.
Disabled, child and pet friendly facilities
Having been in the same ownership for the past 19 years, Sunnymeade Country Hotel Nr Wollacombe in North Devon, has been sold by license and leisure property specialists Stonesmith of Exeter.
The new owners are husband and wife partnership Tim and Lisa Jones who had been looking for a lifestyle change and specifically wanted to move to the North Devon area. This is a new venture for both of them and Sunnymeade offered everything they were looking for. It was in the right area and location and outside of a town centre. The size of the business was manageable and the property was set within 1 acre of ground with views over the surrounding countryside.
Tim and Lisa identified that there was an opportunity to build on the previous trade and they have been extremely pleased with the response from comments on Trip advisor and through repeat business and word of mouth recommendations. They have also had some great feedback from guests, as shown on their website www.sunnymeade.co.uk applauding their welcome, food, service and motto “arrive as strangers leave as friends”
Some of the features of the B&B facilities are the disabled amenities and wheelchair access, along with dog friendly rooms. Both can be difficult to find in general within guest house and hotel accommodation, and in such a lovely location and setting.
Tim and Lisa were straight in with running the business and have been busy with the tail end of the summer holidays. They are trading throughout the year and, whilst minimal changes have been made so far, they are planning to upgrade and modernise the letting accommodation and ancillary areas. This also includes the landscaping, upkeep and maintenance of the extended grounds.
Looking ahead to the future, the idea is to offer group bookings and to possibly include an evening meal. With the peace and tranquillity the accommodation offers it is ideal for quiet retreat breaks.
The property is situated between Barnstaple and Woolacombe and just 3 miles from the coast. Sunnymeade enjoys views over the surrounding countryside and is in a popular tourist destination with plenty of visitor attractions and activities.
Sunnymeade is a spacious detached property which has been extended over the years and has traded as a small hotel since 1970. It briefly provides 12 well appointed letting rooms (10 en-suite and 2 sharing a bathroom), a residents lounge, a lounge bar, 2 dining rooms, an office and fully equipped catering kitchen with ancillary areas. There is also a self contained 3 bedroomed owners apartment with a lounge and bathroom.
Outside there are lawned gardens, parking for approx 25 vehicles, a double garage, summerhouse and patio terrace.
Mike Phillips of Stonesmith commented that “manageable business in sought after areas like Sunnymeade are still in high demand and provide an enviable lifestyle. The sale of Sunny mead follows sales this year of Eagle House Hotel Launceston, Penallick Hotel Tintagel, Coachouse Hotel Ottery Nr Tavistock, Dunkery Beacon Nr Minehead, Shoalstone Hotel Brixham, Hansard House Budleigh and Trevenna, Tintagel”
