Thriving local, sold to experienced local operator
One of Exmouth most well known pubs, The Park, has recently been sold by licensed property specialists Stonesmith of Exeter. It has been purchased by a local family, Ben and Nicola Sandry who have moved into the pub with their children.
Having started out as a professional golfer, Ben then moved into the licensed trade. More recently Ben and his wife Nicola were looking for a lifestyle business that fitted in with their family. It just so happened that The Park also had a golf society, a bonus for Ben and the society!
The Park already had a good reputation with the locals and Ben and Nicola felt they didn’t need to drastically change too much but to enhance some of the areas and to introduce a fresh new menu. They now have a signature speciality dish of “sausage, mash and gravy” along with daily themed specials and a choice of various dishes from the regular menu. To add to this they have brightened up the dining area.
One of the well known features of the pub are the live music evenings and the quizzes. The live music has been increased with bands now on a Friday and a new solo/duet night on Saturdays, instead of karaoke. The pub also has a pool team which plays in the local league.
An area that Ben and Nicola were keen to develop was a children’s play area, as the pub is family friendly. Therefore they have installed some play equipment for younger children.
The Park is situated in a prominent position on a busy junction, with road and pedestrian traffic passing to and from the town centre. It is also one of the circuit pubs for the town and benefits from being in a high residential area.
A substantial detached property, The Park briefly provides a large open plan bar for 60 plus, a restaurant area for 30 and a comprehensively equipped commercial kitchen. The owners accommodation is split into two apartments one 3 bedroom and the other with 1 bedroom.
Outside there is a large car park with approx 30 spaces, a rear courtyard/trade garden for 32 and a lawned trade garden and patio for 50. There is also a double garage/barn and a range of useful outbuildings.
Stonesmith sold The Park as a leasehold going concern business, off a guide price of £75,000. Similar properties for sale can be viewed on the website www.stonesmith.co.uk and the office can be called on 01392 201262 for advice on buying or selling a business.
